Things take time and work in a certain way. I have to remind myself of that. The speed at which I want to push forward on getting things going for my joint in Daito does not match reality in some cases. Lining up property management has been one of those things.

It took a bit because the property management company I'm working with mainly handles long-term rentals; they've never managed vacation properties before and had to write an entirely new contract for this situation. That took some time to write, get local legal review, etc.It took longer than I expected, and the lack of communication during the drafting of the contract was frustrating.
Things that I have learned:
- Things take the time that they take.
- Machine translation often omits nuance, such as implied statements. It's good to ask specific questions if anything is ambiguous.
- As much as I hate using ChatGPT, it has smoothed things out on my end.
- I speak and read some Japanese, but not nearly enough to review a contract written in Japanese. ChatGPT is pretty good at translating and summarizing Japanese legalese.
Anyway, specifics on the contract are not details that I'm going to go into. The basic gist is that they'll check on the property, collect and forward the mail for me, and be my representative for tax and municipal matters. They will help facilitate contractors and work on the house, but they're not responsible for its condition. (In other words, if it's a shit hole, that's not their problem, but they'll help me make it not a shit hole, within reason.)
For this, I'm paying between $ 150-$200 USD/month, depending on the exchange rate.
